Roofing Labor Cost Per Square: How to Read a Quote

One roofer gives you a price per square. Another gives you one total for the whole roof. Before you compare the prices, check what each includes.

A roofing square is 100 square feet of roof area. A price for labor alone is different from a price that includes labor and materials. Tear-off, waste removal and deck repairs may be separate charges.

Start with the measured roof area

A roof with 2,000 square feet of surface area has 20 squares. That does not mean a home with 2,000 square feet of living space has a 20-square roof. Roof slope, overhangs and the number of floors affect the measurement.

Separate labor from the full job price

Labor pays for the crew’s work. Materials include the roof covering and the parts used with it. A full installed price may combine both, but you still need to check the details.

Here is a math example, not a local price estimate. If a labor-only bid were $200 per square for 20 squares, labor would total $4,000. Materials and any excluded work would be extra. Do not use this example to budget for your own roof.

Ask for a written quote based on an inspection. A general price range cannot tell you what your roof needs.

What can change the labor cost?

A steep or tall roof can take more time to access and work on safely. Valleys, chimneys and skylights add detail work. The type of roof system also affects the tools and skills needed.

Removing several old layers can add work. So can tight access for delivery and cleanup. Ask the roofer to explain which parts of your roof affect the price.

Check these items in each quote

  • Roof covering: the exact shingle, panel or other product.
  • Underlayment: the layer below the roof covering.
  • Flashing: the parts that keep water out at joints and openings.
  • Ventilation: any changes to roof or attic vents.
  • Tear-off: removal of the old roof layers.
  • Cleanup: hauling away waste and checking the yard.
  • Permits: who gets them and pays any fees.
  • Warranty: the written terms for products and the work.

Fasteners and product coverage must match the chosen roof system. Do not assume every shingle uses the same nail pattern or bundle count.

Ask about hidden deck damage

The roof deck is the base under the covering. Some damage may only be visible after tear-off. Ask how that work would be priced and approved.

For example, the contract might list a price per sheet of replacement deck material. Read what that price includes. Ask for photos if extra repairs are needed.

Keep waste separate from roof size

Cutting and fitting roof products creates waste. A roof with many angles may need a different allowance from a simple roof. Ask how the quote accounts for cuts, starter pieces and ridge caps.

The amount ordered is not always the same as the measured roof area. Compare quotes using both the size and the full scope.
