The roofer should explain the findings and the work in the quote. You should have time to ask questions before you agree to a job.
Check the roof
An inspection may include shingles or panels, flashing, roof edges and vents. The roofer may also need to look inside if there are signs of a leak and access is safe.
Some damage stays hidden until old material is removed. Ask what the inspection could and could not show. Photos can help you see the areas that need work.
Explain repair options
A damaged roof does not always need full replacement. A small problem may be repairable if the rest of the roof is sound. More widespread damage may call for a larger job.
Ask why the roofer recommends each option. The answer should relate to the roof’s condition, the materials and the work needed.
Put the scope and price in writing
A quote should describe the work and the products. It should also explain how extra work will be priced if hidden damage is found.
Check the terms for permits, cleanup, payments and warranties. For a replacement, ask about removal of the old roof and any changes to vents or flashing.
Repair or replace the roof system
The crew follows the plan for your roof and the instructions for its products. Roof slope, local rules and the type of material affect how the work is done.
The roof covering is only one part. The deck below it, the underlayment and the flashing all need attention. The exact steps vary by roof system.
Provide records after storm damage
A roofer can supply photos, inspection findings and a repair estimate. The insurance company decides coverage and payment.

Check the contractor before hiring
